Scope of works
The contract comprises five core interlinked phases of work across the South and West elevations, alongside localised internal remediation: • Asbestos Remediation: The safe, licensed containment, removal, and disposal of identified asbestos-containing materials (ACMs), specifically focusing on the external window mastic and internal packing panels. • Window Replacement: De-glazing, removal, and lawful disposal of degraded window units, followed by the installation of high-performance, thermally broken, double-glazed aluminium units matching original architectural sightlines. • Structural Concrete Repairs: Mechanical breakout of defective cladding panels to a sound core, preparation and priming of exposed reinforcement steel, and profiling using a structural polymer-modified mortar system. • Anti-Carbonation Protective Coating: Application of a breathable, anti-carbonation surface treatment across the repaired external concrete cladding panels to ensure long-term structural integrity and aesthetic consistency. • Minor Internal Making Good: Plasterwork repairs, drywall stabilization, and complete redecoration of internal window reveals, sills, and adjacent walls impacted by the window extraction.
